Move-out has two deadlines pulling against each other: the tenant wants their deposit, the landlord wants the unit listed. Both come down to the same checklist.
A move-out has two clocks running against each other. The tenant wants their deposit back, which means leaving the place in the condition it was handed over. The landlord wants the unit photographed, listed, and re-let, which means every day of turnover is a day of lost rent. Both sides are working from the same checklist, so it is worth being clear about what is actually on it.
Two weeks out
Re-read the lease for the specific move-out clause. Carpet cleaning and professional cleaning requirements vary and are frequently the thing that costs a deposit.
Find the move-in condition report and photos. This is the document that settles disputes; without it, arguments come down to memory.
Book anything that needs booking — carpet cleaning, and haul-away for anything large you are not taking.
Start the "not taking it" pile now rather than on the last day. Furniture that does not fit the next place is the single most common thing abandoned at move-out.
Room by room
Kitchen
Empty and clean inside the refrigerator, then leave it running unless instructed otherwise — a switched-off sealed fridge grows mould fast.
Oven, stovetop, and range hood filter. This is the most commonly deducted item after carpet.
Inside all cabinets and drawers, not just the fronts.
Under and behind the fridge and stove.
Run the dishwasher empty, and clean its filter.
Bathrooms
Descale shower doors, taps, and heads — in hard-water areas this is visible and gets flagged.
Grout and caulk lines. Mildew here reads as neglect even when the rest of the unit is spotless.
Inside vanities and the medicine cabinet.
Extractor fan cover.
Living areas and bedrooms
Patch and touch up nail holes if the lease requires it — check whether they want it painted or just filled.
Blinds, window tracks, and sills.
Skirting boards, door tops, and light fixtures.
Closet shelves and rails, fully emptied.
Carpets cleaned, or floors mopped, as the last thing you do.
Outside, garage, and storage
Garage and shed emptied completely — including the shelf you forgot was yours.
Yard debris, dead plants, and anything stored down the side of the house.
Patio furniture and grills that are not staying.
Bulk items removed rather than stacked by the bins. Anything left beside a dumpster is usually billed back to the tenant.
What actually gets left behind
In practice, abandoned items at move-out are predictable: sofas and mattresses that will not fit the next place, a broken appliance the tenant inherited, garage shelving, kids’ outdoor toys, and whatever was in the back of the closet. Almost none of it goes out with regular collection.
For a tenant, one haul-away is nearly always cheaper than a deposit deduction — landlords charge disposal at cost plus their own time. For a landlord, clearing it same-week is the difference between listing photos on Friday and listing them the following month.
The final walkthrough
01Photograph every room empty, in daylight, with timestamps. Do this after cleaning, not before.
02Photograph inside the oven, refrigerator, and cabinets specifically.
03Check every closet, the attic hatch, and the water heater cupboard.
04Return all keys, remotes, and gate fobs, and get a receipt for them.
05Take a final meter reading.
